When to call for slab leak repair

Why lines under a slab fail

Slab leaks are disproportionately hot-side, and the reasons are physical. Hot water expands and contracts the pipe with every cycle, so a line held against concrete or a piece of rebar abrades a little each time until the wall thins through. Hot water is also more chemically aggressive, so where water is hard or the pH is off, corrosion works faster on the hot line than the cold.

Pressure is the second factor. A system running higher than it should stresses every joint continuously, and the weakest point under the slab fails first. It is one of the few contributing causes that can be corrected outright with a pressure regulator.

The third is movement. Soil that shrinks and swells seasonally moves the slab, and a pipe held rigid across that plane takes the strain.

Spot repair, reroute, or repipe

A spot repair opens the concrete at the leak, replaces the failed section, and closes it. It is the least invasive and the cheapest, and it is the right call for a single failure in a line that is otherwise sound — typically a younger system with no history of leaks.

A reroute abandons the run under the slab and replaces it with new pipe routed through walls or the attic. Nothing is dug up. It costs more than a spot repair but ends the exposure for that line, which matters when the leak is deep, under finished flooring you do not want to lose, or in a spot where excavation is impractical.

A full repipe replaces the distribution system. That becomes the honest recommendation when a property is on its second or third slab leak, because at that point the failures are telling you about the condition of the whole system rather than one unlucky section.

A second leak in the same system is the usual dividing line between patching and rerouting.

Pinpointing before any concrete is opened

The cost of a slab leak is driven mostly by how much concrete gets opened, so locating precisely is where the money is saved.

The confirmation step comes first: isolate the water heater and hot line and establish that the loss is on the hot side rather than a fixture, an irrigation valve or the service line. Leak detection tools then narrow it — acoustic listening for the escape, thermal imaging for the heat signature through the floor, and pressure testing to prove which section fails to hold.

Opening the floor to search is the approach that turns a contained repair into a renovation.

What happens if it is left

A slab leak does not stop. Water under a slab has to go somewhere: into the soil beneath, where it washes out the material supporting the concrete, or upward and outward through flooring and into the base of walls.

The visible damage tends to arrive as flooring lifting or separating, baseboards staining, and persistent damp along the base of a wall. The less visible problem is the loss of support under the slab itself. There is also a running cost the whole time, since the water heater is reheating water that never reaches a fixture.

Slab leaks in Los Angeles homes

Post-war expansion put a very large number of Southern California homes on slab-on-grade foundations with copper distribution run beneath the concrete. That construction is exactly the population in which slab leaks appear, and much of it is now well past the age at which abrasion and corrosion start to show.

Local soils add the movement. Expansive clay swells and shrinks with the season, and hillside lots settle. Both work on a pipe cast into or beneath concrete. Where a property has hard water on top of that, the hot line ages faster still.

A warm or hot patch on the floor is the classic sign, because escaping hot water heats the concrete above it. Not every slab leak produces one — a cold-line leak will not — so its absence does not rule the problem out.
