When to call for water heater repair

Common signs we see on residential and commercial properties:

What actually fails in a water heater

Most no-hot-water calls come down to a small number of parts. On a gas unit the usual suspects are the thermocouple or flame sensor, the gas control valve, and the pilot or ignition assembly — all of which stop the burner firing while the tank itself is perfectly sound. On an electric unit it is almost always a heating element or the thermostat controlling it, and because there are two of each, a failure often presents as hot water that runs out unusually fast rather than none at all.

Then there are the parts that fail quietly. The dip tube delivers incoming cold water to the bottom of the tank; when it breaks, cold water mixes in at the top and the outlet temperature drops even though everything is working. The anode rod exists to corrode instead of the tank lining, and once it is consumed the tank starts corroding.

The tank itself failing is a different category. A leaking tank is not repairable, and no component change will fix it.

Repair or replace — where the line falls

The question is what has failed and how old the unit is.

Component failures on a tank in reasonable condition are worth repairing. Thermostats, elements, thermocouples, gas valves and dip tubes are all replaceable, and none of them mean the heater is finished.

A leaking tank is replacement, full stop. Corrosion perforating the tank wall cannot be repaired, and patching it is not a real option.

Age is the third input. A unit approaching the end of its service life, needing a second or third repair, and showing rust in the hot water is telling you the economics have changed. That is also the natural point to consider whether a tankless system or a conventional replacement suits the household better.

Sediment: the failure most people mistake for age

Minerals in the supply settle out and collect at the bottom of the tank. On a gas heater the burner then has to heat through that layer, which insulates the water from the flame — the unit runs longer for the same result, the recovery slows, and the tank bottom runs hotter than intended.

The audible symptom is a rumbling or popping while heating, caused by water flashing to steam under the sediment layer. Many people read that as a heater on its last legs when it is often a maintenance problem.

Left long enough it does become terminal, because the overheated tank bottom accelerates corrosion. Flushing periodically is what prevents that, and it matters more here than in soft-water regions.

Gas and electric fail differently

Gas units add combustion and venting to the list. Beyond the burner and controls, the flue has to draw properly; poor draft is a safety issue as much as a performance one, and it is checked as part of any competent diagnosis. Gas units generally recover faster, so a gas heater that has become slow to recover often points at sediment or the burner rather than capacity.

Electric units are simpler and slower. With two elements and two thermostats, a single failed lower element commonly produces the complaint that hot water runs out halfway through a shower, since only the top of the tank is being heated.

Water heaters in Los Angeles homes

Water here carries substantial mineral content, and that shortens the interval at which sediment becomes a performance problem. A heater that would go years between flushes elsewhere needs attention sooner.

Local installation patterns matter too. Many units sit in garages or exterior closets rather than conditioned space, and California requires water heaters to be seismically strapped — a detail that is regularly missing or incorrectly done on older installations, and which is checked whenever we are working on the unit anyway.

Water Heater FAQ

Not necessarily. On an electric unit that pattern usually points to a failed lower element, so only the top of the tank is heating. On a gas unit it more often means sediment has built up on the tank bottom. Both are repairable and neither means the tank is finished.

Water flashing to steam underneath a layer of sediment on the tank bottom. It is a maintenance signal rather than an immediate failure, but it is worth acting on, because the overheating that causes the noise also shortens the tank’s life.

It depends where it originates. Condensation, a leaking drain valve, or discharge from the temperature and pressure relief valve are all fixable without replacing the unit. Water seeping from the tank body itself is corrosion through the tank wall, and that is not repairable.

If it appears only on the hot side, the heater is the more likely source, and it usually means the anode rod is spent and the tank lining has started to corrode. Rust on both hot and cold points instead toward the supply piping.
