When to call for tankless water heaters

Sizing is measured in flow, not gallons

A storage heater is sized by how much hot water it holds. A tankless unit holds none, so it is sized by how much it can heat per minute — and that changes how you specify it.

The figure that matters is flow rate at a given temperature rise. Rise is the difference between incoming cold water and the temperature you want, so the same unit delivers more flow in summer than in winter, because it has less work to do per gallon.

Then you add up what runs simultaneously. One shower is modest. A shower plus a dishwasher plus a kitchen tap is a different requirement, and a unit sized for the first will disappoint on the second. Undersizing is the single most common reason people are unhappy with a tankless heater they otherwise chose correctly.

What the installation actually requires

A tankless unit is not a like-for-like swap into a storage heater’s footprint, and three requirements decide the real cost.

Gas supply is usually the largest. A tankless unit draws substantially more at peak than the storage heater it replaces, and existing piping is frequently sized for what was there before — so gas line work is a normal part of the job rather than an exception.

Venting is specific to the unit and is not interchangeable with a storage heater’s flue. Condensing models also produce acidic condensate that has to be drained appropriately, which means a drain path at the unit’s location.

Electrical supply is modest but required — even a gas unit needs power for its controls and ignition, which older installations may not have at that location.

Descaling matters more here than most places

A tankless unit heats water as it passes through a heat exchanger. Mineral content in the water deposits on that exchanger, and because the passages are narrow, a deposit that a storage tank would simply collect at the bottom instead restricts flow and insulates the heat transfer.

The symptoms of a scaled unit read like a failing unit: reduced flow, temperature that fluctuates during use, error codes, longer time to reach temperature. Often the machine is fine and the exchanger needs cleaning.

Los Angeles water is mineral-rich, so the descaling interval here is shorter than manufacturers’ general guidance assumes. Isolation valves fitted at installation make that service straightforward later — which is why they are worth having even though they add cost on day one.

Whether tankless is right for the household

It suits some situations clearly and others less so, and it is worth being honest about which you are in.

It fits well where hot water demand is spread through the day rather than concentrated, where the space a tank occupies is genuinely wanted, and where the household regularly runs out of hot water with the current tank.

It fits less well where several high-demand fixtures run at once and a correctly sized unit becomes expensive, where the gas supply upgrade is disproportionate to the benefit, or where nobody will maintain it — a descaling interval that is not kept turns a long-life appliance into a short one. In those cases a well-chosen storage heater is often the better answer, and we will say so.

The 'cold water sandwich' and how it is avoided

A common complaint with tankless systems is a brief slug of cool water mid-use — turn a tap off and back on, and the water that was sitting in the pipe arrives before the unit fires again.

It is a characteristic of the technology rather than a fault, and it is largely a function of how far the unit sits from the fixture and how the plumbing is arranged. Placement and, where appropriate, a recirculation arrangement address it.

Worth understanding before purchase, because it is the difference between a system that meets expectations and one that technically works but irritates daily.
