Every era of plumbing, sometimes on one street

Los Angeles is not one building stock, it is all of them. Craftsman and pre-war homes with galvanised supply and clay laterals sit near post-war tracts on slab with copper beneath, near mid-century multi-unit, near recent construction. Two houses on the same block can present completely different problems.

So the useful first question here is rarely “what is wrong” but “what is this building made of.” Galvanised supply that has corroded internally produces poor pressure everywhere at once. A slab-on-grade home produces slab leaks. A jointed clay lateral under a mature parkway tree produces recurring main-line backups. Each has a different fix and a different cost.

That is why leak detection and camera inspection carry more weight in this city than in places with uniform housing — the evidence, not the assumption, decides the work.

Flat basins and hillside lots behave differently

The terrain splits the work in two.

On flat ground, drainage has less fall to work with, so a bellied sewer section — settled below grade, holding standing water — is more consequential. It presents as a main line that backs up no matter how well it is cleaned, and no amount of jetting corrects it because the slope is the fault.

On hillside lots the opposite set applies: long runs at depth, grade changes, and excavation that gets expensive quickly. That is exactly where trenchless repair tends to win on total cost, because the saving is in what does not have to be dug up and rebuilt.

Residential and commercial across the city

We work both. On the residential side the recurring calls are drain cleaning, hot water — repair or replacement — and leaks that need locating before they can be fixed.

On the commercial side, restaurants and multi-tenant buildings dominate: grease-loaded kitchen lines that belong on a maintenance interval rather than cleared reactively, and shared stacks where one blockage affects tenants who did not cause it. See commercial plumbing.

Common questions in Los Angeles

Look for fixtures responding to each other. A toilet flush that makes a tub gurgle, or a shower that backs up when the washing machine drains, means both meet the same restriction downstream. A single slow fixture with everything else normal is a branch problem.

Call and ask directly — we will tell you how it works for your situation rather than have you guess from a web page. What helps most on that call is the address, what you are seeing, and whether more than one fixture is affected.

Not by itself. Age matters less than condition and pattern. One isolated leak in an otherwise sound system is a repair. Repeated pinhole leaks, rusty water at multiple fixtures, or pressure that has declined for years point at the system rather than a single failure.
