When to call for drain cleaning

What we see on residential and commercial properties:

Slow sink, tub, or shower
Gurgling after fixture use
Unpleasant drain odor
Water backing into another fixture
Repeat clogs in the same line

What actually causes a drain to slow down

Grease and food debris can restrict kitchen drains. Hair and soap residue affect bathroom drains, and laundry lines can collect lint and detergent buildup.

Pipe condition also matters. Corroded cast iron can catch debris, and roots can get into damaged sewer joints.

If part of a line has settled, water and solids can collect in the low section. Cleaning removes the buildup but does not correct that slope.

The condition of the line is what decides between cleaning and repair.

How we choose between cabling, augering and hydro jetting

We pick the equipment after assessing the blockage and the pipe.

A cable or auger can clear a localized obstruction and restore flow. Some buildup may remain on the pipe walls, so a clog that keeps coming back needs a closer look.

Hydro jetting uses high-pressure water to remove buildup from the pipe walls. We assess the pipe first, because jetting does not suit every damaged or weakened line.

Several drains backing up, or a clog that returns after cleaning, may call for a camera inspection. Access and conditions inside the line determine what the camera can show and whether clearing is needed first.

Residential and commercial lines fail differently

In a home, the usual failure is gradual and local. One fixture slows, from hair and soap in a bathroom branch or grease in the kitchen line, while the rest of the system keeps working normally.

Commercial kitchens accumulate grease, and a blockage in a shared stack can affect several units. Tell us which fixtures or units are affected and whether the line has a maintenance history.

We work on both, and the questions we ask on arrival differ for each.

When the same drain keeps coming back

If the same drain slows again after cleaning, tell us when it came back and what work was done. That history helps guide the next inspection.

Backups across more than one fixture generally point to the main line, not a branch. The useful next step is a sewer camera inspection, which shows whether the cause is root intrusion, a cracked or offset joint, or a bellied section. What the camera finds decides whether the answer is hydro jetting, sewer repair, or in some cases trenchless sewer repair.

Cabling a structurally failed line over and over is money spent on the symptom.

Drain lines in Los Angeles homes

For an older property, any records of drain material, previous repairs, or recurring backups can help with the assessment. Corrosion and damaged joints are possible causes, and both have to be checked at the property.

Let us know about past root problems or a long drain run with changes in grade. Those details can help guide an inspection, but the cause still has to be confirmed in the line.

Drain Cleaning FAQ

Sometimes, briefly, on a minor clog. Chemical openers act on the part of the blockage they reach and leave the rest behind, and repeated use of caustic products is hard on older pipe and on its joints. If a drain has needed treatment more than once, find out why instead of treating it again.

The clearest signal is more than one fixture responding at the same time: a toilet flush that makes a tub gurgle, or a shower that backs up when the washing machine drains. Symptoms at several fixtures can point to a shared drain or main-line restriction. An inspection is needed to locate the cause.

That depends on the condition of the pipe, which is why we look before deciding. On sound pipe, jetting is thorough and appropriate. On a line already compromised by corrosion or cracking, inspect first and choose the method afterward.

Yes. Grease-loaded kitchen lines, floor drains, and shared stacks in multi-unit buildings are routine work, and they generally call for jetting on a maintenance interval instead of one-time clearing.
