When to call for hydro jetting

Common signs we see on residential and commercial properties:

What jetting does that cabling cannot

A cable clears a path. A rotating head is driven through the blockage and opens a channel wide enough to restore flow, which is exactly what you want for a discrete obstruction — a hair mat, a lodged object, a single blocked branch.

What it does not do is remove what is coating the pipe wall. Grease, soap scum and mineral scale build up as a lining that narrows the pipe along its whole length, and boring a hole through that lining leaves the lining in place. Flow returns, then the same restriction closes in again from the same starting point.

Jetting works on the wall rather than the centre. High-pressure water directed backward against the pipe scours the full internal diameter and flushes the debris downstream, so the line is returned closer to its original bore. On a grease-loaded kitchen line that is the difference between a fix measured in months and one measured in weeks.

When jetting is the wrong tool

Jetting asks more of a pipe than cabling does, and that matters when the pipe’s condition is unknown.

On a line already compromised — heavily corroded cast iron channelled out along the bottom, cracked clay, a section with an open joint — pressure can worsen what is already failing. That is why a camera inspection comes first whenever there is reason to doubt the line’s condition.

It is also the wrong tool when the problem is not buildup at all. A bellied section holds standing water because the slope is wrong; jetting cleans it and it fills again. Root intrusion through a broken joint will be cut back but the entry point remains. Both are structural, and the answer is sewer repair rather than repeated cleaning.

Commercial kitchens and maintenance intervals

Grease is the reason most commercial kitchens end up on a schedule. It leaves the sink warm and liquid, cools in the line, and hardens onto the wall. No amount of care upstream eliminates it entirely, and volume makes the accumulation continuous.

The practical approach is interval-based rather than reactive. A line jetted on a schedule that suits its actual loading does not reach the point of backing up during service. The right interval is a property of the kitchen — covers served, what is being cooked, whether an interceptor is in place and how well it is maintained — not a number that transfers between sites.

Floor drains and shared stacks in multi-unit buildings follow the same logic, with the added complication that a blockage affects tenants who did not create it.

What gets checked before the jetter runs

Three things determine whether jetting is appropriate and how it should be done: what the line is made of and what condition it is in, where the accessible cleanouts are, and where the debris will go once it is flushed.

Access shapes the whole job. Jetting from a proper cleanout in the direction of flow is straightforward; a line with no usable access needs one established before anything else happens.

And where the camera shows a structural fault rather than buildup, that changes the recommendation before the equipment comes off the truck — which is the point of looking first.

Keeping the line clear afterwards

A properly jetted line starts from close to its original diameter, which is why the interval before the next problem is usually much longer than after cabling. What fills it again is what filled it the first time.

For a kitchen line that means what goes down the sink: fats and oils that are liquid when poured and solid at pipe temperature are the main contributor, and they accumulate whether or not hot water follows them. For a main line it is more often root pressure at a joint, which is a structural question rather than a cleaning one.

If a jetted line degrades quickly, that is diagnostic information — it generally means the cause is structural and was never buildup in the first place.

Hydro Jetting FAQ

On sound pipe, no — it is a standard cleaning method. On a line already weakened by corrosion or cracking, pressure can aggravate an existing failure, which is exactly why the line’s condition is established before jetting is recommended rather than after.

A snake or cable opens a channel through the blockage. Jetting scours the full inside diameter and flushes the material out. For a discrete clog, cabling is often enough; for grease or scale coating the whole run, cabling leaves the coating behind and the problem returns.

It depends on loading rather than a fixed calendar — covers served, what is cooked, and whether a grease interceptor is present and maintained. The workable approach is to set an interval from how the line actually behaves and adjust it, rather than waiting for a backup during service.

That usually means the cause was never buildup. A bellied section, an offset joint or root intrusion will all return quickly no matter how well the line is cleaned, because the pipe itself is the problem. A camera inspection distinguishes them.
